What is a snag?
A snag is a small defect or problem that remains in your property after the building work has been completed. It is typically something that is damaged or broken, not fitted properly or looks unfinished. Most are cosmetic. However more serious defects can arise such as large structural cracks, drainage issues or electrical problems.
When is the best time to have a snagging survey?
When the property is completely finished and ready to move in to and before exchanging contracts with your house builder is the ideal time. This is often not possible as house builders can refuse to give you access to the property before completion. For that reason the majority of surveys take place once you move in to your new build.
You have two years from your completion date to report any defects, including cosmetic ones to your house builder which they are legally obliged to fix as part of your property's warranty which typically lasts for ten years.
What are the main advantages of a snagging survey?
-
Early detection of defects
-
Enhanced quality control
-
Improved safety
-
Cost and time savings
-
Legal protection
-
